Two weeks ago we did a similar analysis of North Bethesda (which we consider to be the 20852 zip code) condos.
We did not include any townhouse condominium communities in this round-up.
Ranking the Rockville Condos – Methodology
As we mentioned in our previous article, attempting to rank condos by price can create a multitude of problems – each building will have its own condos that the owner must cover on a monthly basis.
In addition to greatly varying costs, these fees can include – or exclude – many different things (electricity, water, cable/internet, etc.).
Most buildings do not have straight comparables (for example, some have three-bedroom units while others do not). And of course, limited data sets can greatly skew results.
Ultimately, we created our rankings using the three-year median price for what any two-bedroom unit sold for in each building.
We’ve noted how many of those units were sold in that three-year period, as well as the median for days on market.
The result is an approximation – and we can’t stress that enough – of the “cheapest” to “most expensive” condos in the Rockville area (data collected on 9/25/16).

1. Park Terrace
Three-Year 2BR Median Sales Price: $178,000
Number of Units Sold: 9
Median Days on Market: 19
If you drove by Park Terrace, it’s more than likely you would think you are already out of Rockville. This garden- style condo is directly off of Veirs Meir road. The buildings are a bit older and the location isn’t in high-demand, making it the most economical selection on the list.

2. North Creek
Three-Year 2BR Median Sales Price: $189,500

Median Days on Market: 36
Unlike King Farm (a few spots down), it’s definitely possible you live in the Rockville/North Bethesda area but have never heard of North Creek. That’s because it’s located in the 20853 zip code, all the way at the northern end and next to Rockville High School.
These garden-style condos are older and not as luxurious as many of the newer buildings. However, it’s a quiet community nestled close to Rock Creek Park and an especially great option for those who don’t need to head downtown for work/don’t want to be near busy nightlife.

Median Days on Market: 33
If you’re looking buy near Montgomery College, you’ll want to check out Plymouth Gardens. The buildings are older and there is no in-unit washer and dryer. But the cozy neighborhood and low costs make it a good choice for many.

4. Decoverly IV
Three-Year 2BR Median Sales Price: $250,000
Number of Units Sold: 18
Median Days on Market: 28
The Decoverly IV condos are about as close to Gaithersburg as you can get while still remaining in Rockville; they are not within walking distance of a metro. They do represent a phenomenal value for anyone looking to get close to Downtown Crown without paying new real estate prices.
Decoverly IV condos are of the garden-style variety and just a super quick walk down the street from the shops and restaurants of Crown.There is quite a bit of wooded area and green around them; a far cry from the urbanization feel of other options.

5. Key West
Three-Year 2BR Median Sales Price: $262,500
Number of Units Sold: 10
Median Days on Market: 20
Just across the street from Decoverly IV, you likely wouldn’t know it had its own condominium association unless you worked in real estate.
These garden-style units are almost the spitting image of their neighbor in terms of offerings. No covered parking of any kind here, but again, a great economical option for a relatively new unit (built in the 90’s) and close to the Downtown Crown excitement.

Three-Year 2BR Median Sales Price: $265,500
Number of Units Sold: 30
Median Days on Market: 24
People at Americana Centre laud its friendly residents as well as its proximity to the metro (right across the street). The condo fees include all utilities except cable but they are a bit pricey.
The high-rises (Hamilton House and Adams House) do not have washers and dryers in the unit; however, they are located on the same floor and the cost of usage is also included in the condo fees. Garden-style units lining the courtyard may have a washer and dryer inside.

7. The Fitz
Three-Year 2BR Median Sales Price: $331,000
Number of Units Sold: 22
Median Days on Market: 19
This luxury garden-style building sits right off of Rockville Pike, next to a Giant grocery store. It’s just a few blocks down from the Rockville metro and within walking distance of the Rockville Town Square as well; just on the other side of 355.

Three-Year 2BR Median Sales Price: $350,000
Number of Units Sold: 19
Median Days on Market: 42
This community was constructed in the 2000’s near the high of the market. In addition to garden-style condos, it includes townhomes, single-family homes, and apartment buildings well; it’s also an easy stroll to its namesake shopping (Fallsgrove), which maintains a Safeway, Chipotle, and Panera Bread among other options.

9. The Victoria
Three-Year 2BR Median Sales Price: $370,000
Number of Units Sold: 5
Median Days on Market: 83
Not a lot of units turn over at The Victoria, which is the likely reason it ranks here on the list – not because it’s more typically more expensive than a newer community like Fallsgrove. That being said, the location here can’t be beat. The Victoria sits right off of the Town Square, just a few steps from the metro, as well as all of the other entertainment and businesses in the vicinity.

10. King Farm
Three-Year 2BR Median Sales Price: $390,000
Number of Units Sold: 41
Median Days on Market: 61
If you’ve never heard of King Farm, you’re probably extremely new to the area or you haven’t moved here yet.
King Farm is similar to Fallsgrove in a lot of ways and was also built in the 2000’s. Unlike Fallsgrove, King Farm is walkable to the metro; that’s probably the main difference.
It also has its own shopping center with a Safeway, as well a bank (Wells Fargo), dry cleaner, and other restaurants. King Farm is comprised of quite a few different condo associations, townhomes, single-family homes, and apartment buildings – but they all fall under the King Farm community umbrella.

Three-Year 2BR Median Sales Price: $500,000
Number of Units Sold: 5
Median Days on Market: 14
The Palladian is located in the heart of Rockville Town Square – literally smack-dab in the middle of it, next to Gordon Biersch. All units are going to come with garage parking as a result. It’s considered a luxury high-rise – which is reflected by its prices – and shares a pool with its luxury apartment neighbor, The Fenestra.
