We’ve taken all *19 condos in the North Bethesda (20852) area and ranked them from least expensive to most expensive.

Ranking the North Bethesda Condos – Methodology

Ranking condos by price was not as easy at it sounds. Keep in mind that along with the sales price of the condo, each building has its own condo dues that an owner pays on a monthly basis.

In addition to varying greatly in dollar amount, these fees can include – or exclude – many different things (electricity, water, cable/internet, etc).

We had to consider that many buildings do not have straight comparables (i.e. some had three-bedroom units while others did not) and also that limited data can skew results.

Ultimately, we took the three-year median price for what a one-bedroom/one-bathroom unit sold for in each building.

We’ve also noted how many of those units were sold in that three-year period, as well as the median for days on market.

The result is an approximation – and we can’t stress that enough – of the “cheapest” to “most expensive” condos in the North Bethesda area (data collected on 9/11/16).

To achieve the true market value of any particular unit, each condo should be evaluated on an individualized basis – feel free to contact us to help.

*We did not include Strathmore Park at Grosvenor, as no 1BR units were applicable. The average price of a 2BR was $920,000, however, Strathmore Park at Grosvenor by far the most expensive condo in the area.

 

1. Bethesda Park

Three-Year 1BR/1BA Median Sales Price:  $132,620

Number of Units Sold:  14

Median Days on Market:  26

The Skinny

Bethesda Park is a set of garden-style condos on the east side of North Bethesda. These condos will give you the most bang for your buck. They were built in the 60’s, however, and the community does not offer garage parking, in-unit washers and dryers, or many other amenities.

2. Walnut Grove

Three-Year 1BR/1BA Median Sales Price:  $155,800

Number of Units Sold:  5

Median Days on Market:  23

The Skinny

Right down the street from Bethesda Park, Walnut Grove is very similar to its neighbor in most ways. It’s an older, garden-style condo community that does offer a pool and a pet-friendly environment for its residents.

3. Woodmont Springs

Three-Year 1BR/1BA Median Sales Price:  $158,000

Number of Units Sold:  3

Median Days on Market:  21

The Skinny

Most people have no idea Woodmont Springs exists; it’s a quaint community behind the Talbot Shopping Center on Rockville Pike, next to the Woodmont Country Club. There is no garage parking and it’s not within walking distance to a metro. However, very rarely do these units hit the market.

4. Tuckerman Station

Three-Year 1BR/1BA Median Sales Price:  $181,250

Number of Units Sold:  6

Median Days on Market:  66

We were surprised to see Tuckerman Station take this spot on the list, as it’s a very desirable community right off of Tuckerman Lane (and just up the street from Grosvenor metro).

5. The Forum

Three-Year 1BR/1BA Median Sales Price:  $186,250

Number of Units Sold:  16

Median Days on Market:  46

The Skinny

The Forum is definitely a fantastic building for renters in the area, as it offers a cheap price and amazing location (right across the street from the new Pike and Rose). Condo fees are high here, but they do include all utilities.

6. Grosvenor Park I-IV

Three-Year 1BR/1BA Median Sales Price:  $195,000

Number of Units Sold:  66

Median Days on Market:  35

The Skinny

We took the liberty of grouping all of the Grosvenor buildings (minus 10101 Grosvenor – see below) together. Keep in mind that Grosvenor I, II, and III are high-rises while Grosvenor IV is a set of garden-style condos. It’s also important to note these prices can vary based on whether or not the unit comes with a garage spot. None of these buildings have washers and dryers in-unit, but the location cannot be beat – nor can the nature-esque community itself, which includes its own market and dry cleaner.

7. The Wisconsin

Three-Year 1BR/1BA Median Sales Price:  $235,000

Number of Units Sold:  1

Median Days on Market:  308

The Skinny

The reason The Wisconsin sits here is most likely due to the fact its units so rarely switch hands; there’s just not a lot of data points. It’s a coveted high-rise building directly across the courtyard from The Grand (high-rise apartment building) and a few steps away from the North Bethesda Market area.

8. Miramont Villas

Three-Year 1BR/1BA Median Sales Price:  $249,950

Number of Units Sold:  6

Median Days on Market:  38

The Skinny

The two Miramont Villas condo buildings sit directly next to apartment buildings with the same namesake. No covered parking here but the location is very good, as is the community pool. It’s also about a minute-long stroll to Panera Bread.

9. Gables on Tuckerman

Three-Year 1BR/1BA Median Sales Price:  $250,000

Number of Units Sold:  21

The Skinny

Just up the street from Grosvenor metro (and right across the street from Bentley Place), residents here give high marks for The Gables’ proximity to Timberlawn Park, as well as its lax pet policy.

10. 10101 Grosvenor Park

Three-Year 1BR/1BA Median Sales Price:  $266,900

Number of Units Sold:  33

Median Days on Market:  55

The Skinny

The newest high-rise in the Grosvenor Park area, it was built in 1986 as opposed the late 60’s. It boasts in-unit washers and dryers (the only condo in Grosvenor that does), as well as a dog-friendly lifestyle (again, the condo in Grosvneor that can make such a claim).

11. The Fallswood

Three-Year 1BR/1BA Median Sales Price:  $272,000

Number of Units Sold:  3

Median Days on Market:  76

The Skinny

This building is directly across from The Wisconsin and also very hard to get into. Although it was built in the 80’s, it definitely classifies as a luxury high-rise.

12. Bentley Place

Three-Year 1BR/1BA Median Sales Price:  $272,175

Number of Units Sold:  4

The Skinny

These units are almost identical to the garden-style condos across the street at Gables on Tuckerman. The likely difference in median price is due to the number of units sold (Bentlly Place has about 180 while The Gables has over 400).

13. Old Georgetown Village

Three-Year 1BR/1BA Median Sales Price:  $275,000

Number of Units Sold:  1

Median Days on Market:  10

The Skinny:

Not a lot of 1 BR units – or any units for that matter – go on sale at OGV. It’s one of the few garden-style options available in the White Flint metro area – and it’s away from the hustle and bustle of Rockville Pike  (even though it’s still an easy walk).

14. Georgetown Village

Three-Year 1BR/1BA Median Sales Price:  $281,950

Number of Units Sold:  2

Median Days on Market:  35

The Skinny:

Don’t mistake it for neighboring Old Georgetown Village, even though the communities are similar in many ways. Another great garden-style option in the White Flint area.

15. White Flint Station

Three-Year 1BR/1BA Median Sales Price:  $305,995

Number of Units Sold:  13

The Skinny

If you’re looking for a garden-style apartment built within the last 15 years – and want to be as close to the metro as possible – White Flint Station is for you. It sits right next to Gallery at White Flint, across the street from Pike and Rose, and is a super-quick stroll to White Flint metro (as the building’s namesake would suggest). It also has the most lax pet policy in all of North Bethesda – dog owners will definitely want to check this place out.

16. Gallery at White Flint

Three- Year 1BR/1BA Median Sales Price:  $314,400

Number of Units Sold:  28

Median Days on Market:  27

The Skinny:

Gallery at White Flint is a two-building condo that sits right between The Sterling at the Metro and White Flint Station. It’s probably a small step below The Sterling in terms of luxury, but a generally upscale option in a great location – right at the intersection of Old Georgetown and Rockville Pike, directly across from Pike and Rose.

17. The Sterling at the Metro

Three-Year 1BR/1BA Median Sales Price:  $324,900

Number of Units Sold:  7

Median Days on Market:  22

The Skinny:

A luxury high-rise option sitting directly across from the new Pike and Rose, The Sterling boasts high-end amenities and tight seurity with a 24/7 conceirge.

18. Midtown Bethesda North

Three-Year 1BR/1BA Median Sales Price:  $328,500

Number of Units Sold:  18

Median Days on Market:  63

The Skinny:

This high-rise luxury building sits right next to Target and is just a short walk from the Giant grocery store. It sits alone in the middle of 20852 and its views can be very impressive, depending on how high up you go. It also has a pool on the roof. It’s not as close to the metro as some other options, but you can still walk there if you have a the time – Twinbrook metro is probably your best option in that case.

19. Luxberry Courts

Three-year 1BR/1BA Median Sales Price:  $444,500

Number of Units Sold:  4

Median Days on Market:  44

The Skinny

It’s somewhat surprising to see Luxberry Courts here and it’s probably due to the fact there aren’t a lot of these units available. The garden-style condos are interspersed with townhouses and are very close to tennis courts, playgrounds, and the nature of Timberlawn Park.
