Americana Centre – The Basics

The Americana Centre is located right off of Monroe street, directly across from the Rockville Metro and a block away from the Rockville Town Center.

There are approximately 416 high-rise (Adams House and Hamilton House) and garden-style units with an average square size between 500 and 1500 square feet.

Bedroom and bathroom options include the 0BR/1BA, 1BR/1BA and 2BR/2BA varieties.

Americana Centre – Daily Living


The Americana Centre has garage parking available for its residents, as well outside assigned parking, covered parking, and guest parking.

Technically, garage spaces are assigned by the American Centre and do not convey. However, garage spaces are not reassigned when a unit is sold and passes to another owner.

Pet Policy

Each unit owner may have up to two pets, including dogs. The weight limit is 35lbs per pet.

Metro Accessibility

The Rockville metro is the closet metro station and it’s an extremely easy walk across the street.


The premises maintains “controlled entry,” meaning you must provide credentials to enter building.

There is also a front-desk area staffed 24/7.


Units in the high-rise do not have washers/dryers in them; there is a washer/dryer room located on each floor of the building.

The cost of utilizing washers/dryers is included in condo fees.

Additional storage is available and runs with units in a manner similar to garage spaces.

Fireplaces and Elevators

No condos have fireplaces; there are elevators throughout the premises.

Cable and Internet

Residents may choose between Comcast and Verizon Fios for their internet/cable service.

Schools Districts

Students residing here are served by the Beall, Julius West, and Richard Montgomery school districts.

Other Notable Amenities

Other notable amenities at Americana Centre include a sauna, a car wash area, and a Dolly Madison room.

Americana Centre – Cost of Living

Condo fees at Americana Centre range between $600 and $800 per month.

These fees include building maintenance, as well as all amenities.

ALL utilities are covered by the condo fees (including washer/dryer fees), except for cable/internet.

In addition, there is a $250 move-in fee for the high-rise buildings and a $150 fee for the garden units.

Americana Centre – Recreation

Thee Americana Center has a fitness center on-site, as well as an outdoor pool.

There are no tennis courts or playground/tot lots available, but there is  a very large courtyard between the two high-rises.

    Please state explicitly whether an in-unit w/d is BANNED for high-rise apartments/condos at the Americana Centre, or if an owner can choose to have an in-unit washer and dryer if the unit is in one of the high-rise buildings. Definitely a deal-breaker for some of us! Thank you.

      Hi Jamie,

      I do not believe they are allowed in the high-rise – and have never seen one. There are communal rooms on ever floor. Thus, I am 99% sure they are banned.

      However, if you want absolute certainty, I would contact the Americana Centre itself.
