The Victoria Condominiums – The Basics
There are 143 residential units and 27 commercial units within three buildings: 20 Courthouse Square, 22 Courthouse Square and 24 Courthouse Square.
22 Courthouse Square is a mid-rise condo building with a mix of residential and commercial units.
24 Courthouse Square is a high-rise condo building with residential units only.
The Victoria was built in 1991.
There are two floors (the fourth and fifth floor) of residential units at 22 Courthouse Square.
There are ten floors of residential units at 24 Courthouse Square.
Floorplans at The Victoria include 1BR/1BA, 2BR/1BA, and 2BR/2BA varieties.
The size of units spans between approximately 500 and 1200 square feet.
The Victoria Condominiums – Daily Living
The Victoria has a controlled-access parking garage.
Parking spaces are assigned and reserved; these are deeded with the property.
Some units do not have a parking space associated with them.
Thus, spaces may be rented out to others in the building.
There is a maximum of one pet per unit and a weight limit of 35lbs.
Breed restrictions also apply,
No dog park, pet play area, pet spa or pet groomer is on-site; however, Courthouse Square Park is across the street.
Rockville is closet metro station.
Walkable to Metro?
At a distance of approximately 0.3 miles, it's an easy walk across the street.
The building employs controlled access, with residents using a key fob to enter and exit.
Washers and Dryers
All units contain washers and dryers.
Storage spaces are deeded with the property.
There are elevators throughout the premises.
Cable and Internet
Comcast and Verizon Fios are both available within the building.
Always check with MCPS to confirm this information is accurate and up-to-date.
Some of the units have a fireplace, but not all.
Fireplaces can be found on the 9th and 10th floor of the high-rise building, 24 Courthouse Square.
None of the units have gas cooking available.
All of the units within the mid-rise building, 22 Courthouse Square, have a balcony.
Within the high-rise building, 24 Courthouse Square, the units on the tenth floor have a balcony.
The rest of the units in this building (first through 9th floors) have enclosed sun rooms.
As The Victoria is a condo, flooring may include carpeting or hardwood, depending on the individual unit.

The Victoria Condominiums - Cost Of Living
Condo fees range between $350 and $700 per month, depending on the size of the unit.
Sewer, trash and water are the only utilities covered by these fees.
Condo fees are paid on a monthly basis.
There is a $300 non-refundable, move-in fee for new residents.
There is also a $300 elevator-use fee, which is refundable.
If a resident elects to lease their property, a minimum lease of 6 months will be permitted by the condo association.
Residents are responsible for cable, internet and electricity.
These utilities are not included in the condo fees.
Residents may select between Comcast and Verizon for cable and internet.

There is a fitness center onsite.
The Victoria does not have a pool
There are no tennis courts on-site; however, there are courts nearby at Welsh Park.
