Or you’re in search of some night-life (but not the hardcore city living of Washington, DC).
Regardless of your reasoning, you’ve got four possibilities (again, we’re talking about condominiums here, not apartment buildings).
If you want to be within walking distance of Rockville Town Center, here are your best options…
The Palladian was built in the mid-2000’s, right before the housing bubble burst.
It’s the only condo actually within the town square itself (the high-rise building with an entrance next to Gordon Biersch).
It’s also your most expensive option (at the time of this writing, a one-bedroom condo would land you in the 300K’s).
If you’re in the market for something “new” and you’re a fan of a more luxurious living style, The Palladian could be for you.

The Victoria was built in the late 80’s/early 90’s and is also very close to the Town Square itself (it’s on the fringe, right next to City Hall).
Although The Victoria wouldn’t classify as a luxury condo, it is a high rise (two, actually) and most of the units have aged well.
Interestingly enough, there is no pool at The Victoria, (which is virtually unheard of in condo living).
So if you must have a place to swim, keep that in mind.

The Americana Centre complex was built in the early 70’s and is by far the oldest of the Town Center condo options.
However, many folks believe it is the best value.
In addition to two high-rises (with some tremendous views), the Americana Centre has garden-style units that line its courtyard.
Living here gives you the shortest walk to the metro, and it’s also positioned a block or two off the Square.
Thus, it’s very quiet despite being close to all the action.
FYI, the high-rises do not have washers and dryers in the units, but they do have them on the same floor (the cost of usage is also included in the condos fees).
If you must have a washer/dryer in the unit itself, don’t look here.

The Fitz is a set of luxury garden-style condo units that sits on the other side of Rockville Pike, just up the road and directly next to the Giant shopping center.
Like the Palladian, these condos were built in the early 2000’s and come with a steeper price tag than Americana Centre and The Victoria.
Rumor has it the builder who designed the buildings lived in Florida and was not a fan of controlled entry (meaning making it difficult to gain access to the the units themselves).
If you have to have a 24/7 front desk or super-tight security, The Fitz is unlikely to serve your needs despite its many luxurious amenities.
